The monthly model
- Workload
Σ(area ÷ production rate) + other minutes ÷ 60 + travel minutes ÷ 60All hours are person-hours. Two cleaners working one hour each consume two labor hours.
- Monthly labor
hours per visit × visits per week × 52 ÷ 1252 ÷ 12 is an annualized average. Individual months and holiday schedules will differ.
- Direct costs
monthly hours × wage × (1 + burden %) + supplies + other direct costsPayroll burden covers your own employer costs. Do not count those costs again in overhead.
- Cost plus overhead
direct costs × (1 + overhead %) - Price before sales tax
max(total cost ÷ (1 − target margin %), minimum price)A 25% margin uses cost ÷ 0.75. Multiplying cost by 1.25 produces a 20% margin.
- Estimated operating profit
price before sales tax − modeled costsThis is not take-home income. Omitted costs, refunds, financing, and income taxes can reduce the result.
Before you send the proposal
- Walk the site and measure cleanable area.
- Validate production rates against your own timed work. Example values are illustrative, not industry benchmarks.
- Include restocking, travel, insurance, equipment, supervision, and other actual costs in the appropriate fields.
- Confirm whether sales tax applies and enter your own rate.
- Check the service scope, access conditions, exclusions, and client terms.
